A core component of our services is property planning, which includes developing internal infrastructure plans and floor plans, assisting tenants in designing their shop layout and decorations and developing marketing and promotional strategies for the properties that we operate. Our “Utopa” brand, under which we operate and manage all of the retail commercial properties in our portfolio, is derived from the word “Utopia” which represents a community with highly desirable or nearly perfect qualities, while the self-oriented concept of “I” is eliminated to express the idea that our business is customer-oriented. Our mission is to create multi-dimensional social spaces at our commercial properties, which would provide consumers with a comfortable atmosphere for socializing and sharing. While keeping “Utopa” (優托邦) as the flagship brand for operating large-size multi-function shopping malls, we have also developed our first-tier brands “Utopa Times” (優托邦時光) and “Utopa Hub” (優托邦驛站) for catering to more specific needs of our customers. Utopa properties emphasize on building a multi-dimensional social network, satisfying people’s basic consumption needs and establishing commercial themes including sports, children, home furniture, outlets, carnival, entertainment and dining. Utopa Times aims at providing consumers with a period of happy and unforgettable time by providing relaxing social spaces with entertainment, education and cultural centers. Utopa Hub is our brand for operating community oriented shopping complexes with indoor markets, supermarkets, education service providers, restaurants and retail stores aimed at addressing the daily basic needs of consumers. We have also developed sub-brands for promoting commercial themes, namely: “Energy Union” (活力基地) for sports, “Q Explorer” (童年時光) for children, “Magic Life” (美居生活) for home furniture, “Ulter Outlet” (當季奧萊) for outlets and “Jubilee Oasis” (家年華) for carnival.
In 2016, we launched the Utopa mobile application (“Utopa App”) and Utopa.com.cn website. Utopa App focuses on integrating online and offline business operating platforms and providing convenient services to consumers. Consumers can use Utopa App to pay parking fees, connect to Wi-Fi services and receive special promotions and offers. Utopa Olympic Mall (優托邦奧體店)
Utopa Olympic Mall is the largest project in our portfolio in terms of contracted GFA. We operate Utopa Olympic Mall under the subleasing model. Utopa Olympic Mall is located on the main road of the Guangyuan East expressway of Olympic New Town in the eastern Tianhe District in Guangzhou. It is within walking distance of the Guangdong Olympic Stadium, an 80,000-person stadium which is the centerpiece of the Olympic New Town and has hosted the 2010 Asian Games and 2010 Asian Para Games. We believe Utopa Olympic Mall benefits from its proximity to the Guangdong Olympic Stadium, which continues to host regular sporting events, as well as from the development of middle to high-density residential communities in the Olympic New Town. The Utopa Olympic Mall commenced operations in July 2004. Since then, it has undergone four expansions. As of December 31, 2016, the occupancy rate of Utopa Olympic Mall was 90.4%.
We have positioned the Utopa Olympic Mall as a shopping destination for families under our flagship Utopa brand, offering a variety of consumer products as well as a wide assortment of restaurants. The total contracted GFA of Utopa Olympic Mall is 279,480 sq.m., with 2,608 parking spaces. The anchor tenants of Utopa Olympic Mall are Tianhe City Department Store (天河城百貨), Auchan Supermarket (歐尚超市), Dadi Cinema (大地電影院) and Suning Electronics (蘇寧電器). In addition, we have designated several business themed zones within Utopa Olympic Mall, each representing different themed characteristics of consumer goods and services. The main thematic zones include, among others, (i) Magic Life (美居生活) for home furniture (which include retail stores for brands such as Holike (好萊客), Kohler (科勒) and TOTO), (ii) Q Explorer (童年時光) for children retail and educational services (which include retail stores for brands such as Little Q Parent and Children Paradise (小Q親子樂園) and Avi Kids (飛翔家)), (iii) Energy Union (活力基地) for sporting goods retail and sports hall (which includes a Decathlon Sports Megastore (迪卡儂運動超市)), and (iv) Jubilee Oasis (家年華) for entertainment experiences. In addition, we offer food and beverage, spa and business exhibition services to meet consumer’s demands and improve Utopa Olympic Mall’s ability to provide auxiliary services. In order to maximize the use of the commercial space and enhance business attractiveness, we have a number of recreational facilities, including, among others, an outdoor children’s playground, indoor ice skating rink, outdoor rock climbing stadium, soccer field and basketball court.
Utopa CBD Mall (優托邦CBD店)
We operate Utopa CBD Mall under the subleasing model. Utopa CBD Mall is located in the heart of Pearl River New Town, with convenient access to public transportation facilities. Utopa CBD Mall is located above the Liede Station and readily accessible via major thoroughfares such as the Xinguang Expressway, Huanan Expressway and Liede Bridge. It is within walking distance of Liede Bar Street. The Utopa CBD Mall commenced operations in March 2010. As of December 31, 2016, the occpuancy rate of Utopa CBD Mall was 99.4%.
We operate Utopa CBD Mall under the Utopa Times brand, which emphasizes on providing people with a period of happy and unforgettable time in a relaxing social space. We have positioned Utopa CBD Mall as a community shopping mall with a total contracted GFA of 71,258 sq.m. and 553 parking spaces to target the 2,500 residential units in three major residential complexes nearby. Utopa CBD Mall attracts tenants in general retail, sporting goods retail, education and training, entertainment and restaurant and food services. Anchor tenants in the Utopa CBD Mall include Decathlon Sports Megastore (迪卡儂運動超市), Starbucks, McDonald’s, KFC and Pizza Hut in the East Wing, and No. 2 Tang Chu Restaurant (2號唐廚), Yanxi Medical Beauty Clinic (妍希醫療美容診 所), Club STREAM (奢境酒吧) and SDM (SDM兒童教育培訓中心) in the West Wing.
Utopa Science City Mall (優托邦科學城店)
We operate Utopa Science City Mall under the subleasing model. Utopa Science City Mall is located in Science City in Guangzhou’s Luogang District, the core of the Guangzhou Hi-Tech Industrial Development Zone. Located along Kaitai Avenue and near primarily commercial developments, Utopa Science City Mall is conveniently accessible via the Guangzhou-Shenzhen Highway, Guangzhou-Shantou Highway, the Ring Highway and subway lines 4 and 6 on the Guangzhou Metro. In addition, Science City is a science park developed with support from the Guangzhou municipal government, and the government has positioned Science City as a globally-attractive destination for outsourcing information technology and research and development. The Utopa Science City Mall commenced operations in August 2011. As of December 31, 2016, the occupancy rate of Utopa Science City Mall was 90.1%.
We operate Utopa Science City Mall under the Utopa Times brand. We have positioned Utopa Science City Mall as a community mall to serve the surrounding high-tech and residential areas with a total contracted GFA of 87,450 sq.m. and 572 parking spaces. Utopa Science City Mall provides traditional shopping, supermarket, dining and recreational facilities. Anchor tenants in Utopa Science City Mall include KFC, Watsons, Little Q Children’s City (小Q兒童城), Decathlon Sports Megastore (迪卡儂運動超市), Starbucks and Feng He Studios 3D (烽禾影院).
Utopa Changxing Mall (優托邦長興店)
We operate Utopa Science City Mall under the subleasing model. Utopa Changxing Mall is located in Changban Village in Guangzhou’s Tianhe District. Located along Changxing Road and close to major commercial and residential developments, the Utopa Changxing Mall is conveniently accessible via the Guangzhou-Shantou Highway, the South China Expressway, the Tianhe Passenger Service Station and the subway line 3 on the Guangzhou Metro. The Utopa Changxing Mall commenced operations in November 2010. As of December 31, 2016, the occupancy rate of Utopa Changxing Mall was 96.5%.
We operate Utopa Changxing Mall under the Utopa Hub brand which emphasizes on addressing the daily basic needs of consumers in the local communities. We have positioned Utopa Changxing Mall as a community mall to serve the surrounding neighborhood areas with a total contracted GFA of 50,010 sq.m. and 657 parking spaces. Anchor tenants in Utopa Changxing Mall include Lotus Supermarket (卜蜂蓮花超市), Decathlon Sports Megastore (迪卡儂運動超市), Little Q Children’s City (小Q兒童城), Hengdian Cinema (橫店電影城), Watsons and Lavande Hotel (麗楓酒店).
Gaosheng Building (高盛大厦)
Gaosheng Building was our first project operated under the subleasing model. Gaosheng Building is located near Tianhe Sports Stadium in Guangzhou’s Tianhe District. Located near primarily commercial and residential developments, Gaosheng Building is conveniently accessible by public transportation, including subway lines 1 and 3 on the Guangzhou Metro and a large number of bus lines that serve the nearby Guangzhou East Railway Station. The Gaosheng Building commenced operations in April 1998. As of December 31, 2016, the occupany rate of Gaosheng Building was 98.7%.
Gaosheng Building is a 23-story office building with 33,714 sq.m. of total contracted GFA. We have positioned it as a high-quality office building in Guangzhou with high-quality hardware, fully equipped facilities and state-of-the-art property management services. Anchor tenants in Gaosheng Building include AirFrance Guangzhou Office (法國航空廣州辦事處), Kenya Airways Guangzhou Representative Office (肯尼亞航空公司廣州代表處), Thyssen Krupp Elevator Co., Ltd. Gold Chi Building (高志大厦)
Gold Chi Building is our first project consisting of both a shopping mall and office building. We operate Gold Chi Building under the subleasing model. Gold Chi Building is located in a prime location in the Pearl River New Town and can be conveniently accessed via the Huanan Expressway, Zhongshan Avenue and other major thoroughfares, as well as by public transportation, including subway lines 3 and 5 on the Guangzhou Metro and a number of bus lines that serve the Pearl River New Town. Gold Chi Building commenced operations in January 2016. As of December 31, 2016, the occupancy rate of Gold Chi Building was 97.6%.
Gold Chi Building has eight floors of retail space and a 27-story office building with a total contracted GFA up to 116,000 sq.m. and 556 parking spaces. We operate the shopping mall of Gold Chi Building under the Utopa Hub brand, which emphasizes on addressing the daily basic needs of consumers in the local communities. We have positioned Gold Chi Building as an upscale mixed-use complex targeting tenants who seek prime commercial space near the heart of the Pearl River New Town. The major brand tenants of Gold Chi Building include Mannings (萬寧), Burger King (漢堡王 ), Macau Street (澳門街), Vanho Securities (萬和證券) and Bai Tian Information Technology (百田資 訊科技).
